Should I sell my home to an iBuyer or institutional investor?

I bet you get lots of “we want to buy your house” spam calls, texts, letters, and postcards. We own multiple properties, so we get them too. Every. Single. Day.

No commissions, you say? Close when we want? No repairs? Hey… this might not be such a bad deal after all!

As a buyer and seller of real estate, I understand the want for speed and certainty that can come with a fast sale. As a broker whose sworn duty is to look out for my client’s best interest, I might recommend a different approach.

iBuyers, flippers, rehabbers, and institutional investors only look out for their bottom line. No one is protecting your interests – that’s why it’s generally worth your time to at least consult with an agent who can show you various likely outcomes to different scenarios. Some iBuying companies will even pay a referral fee to agents who make the introduction.

It’s early 2023, and the main iBuying companies in Nashville (Opendoor and Offerpad) have scaled back their investments due to inflation and fears of recession. But several institutions and REITs are still picking up rental properties in our area. We know their agents and can help you determine the best option for your unique situation.
